One place for your search, shared with your realtor.

NovaCay is a workspace you and your Cayman Islands realtor both use. You pick a realtor, they share properties with you, and everything after that — the shortlist, your notes, your questions, your viewings — sits in one place you can both see.

It works for buying and for renting, and it pulls listings from CIREBA, CIRO and CIREBA Rentals so you aren't checking three sites yourself.

How it works

What actually happens, in order.

From creating an account to the day you get the keys.

001 — 12 m

You choose a realtor and create an account

Browse the participating brokerages, pick the realtor you want to work with, and sign up. If your realtor has already added you, they'll give you a setup code instead.

002 — 340 m

Properties start arriving on your list

Your realtor shares listings with you, each with a note explaining why. You can also search the three sources yourself and add anything you find.

003 — 2,100 m

You react, and they see it

Mark properties interested or not, write notes, and flag the ones worth a viewing. Your realtor sees what you've flagged without you having to send an email about it.

004 — 7,686 m

Viewings, questions and what changed

Request a viewing or a call, write up notes and photos afterwards, and come back later to a summary of what moved — price changes, new shares, new replies.

What you can do

The whole set, plainly.

Everything below is on your side of the account, whether you're buying or renting.

01 — FINDING

Search and collect

  • Search CIREBA, CIRO and CIREBA Rentals by district, price, bedrooms, bathrooms and square footage
  • Add a property by pasting its link, or by typing a CIREBA MLS# or CIRO Property Id
  • Load a batch from a spreadsheet if you've been keeping one
  • Sort results by price, size, bedrooms, bathrooms or distance to George Town
  • Sale and rental listings sit in the same shortlist
02 — DECIDING

Compare and judge

  • Mark each property interested or not, and keep notes only you see until you share them
  • Put properties side by side on price, size, district, strata fee and distance
  • See the shortlist on a map
  • Switch every price between CI$ and US$
  • Get flagged when a price drops or a listing goes under contract
03 — COORDINATING

Work with your realtor

  • Message them about your search generally, or about one specific property
  • Request a viewing, a call about a property, or a general meeting — in office or virtual
  • Add a confirmed appointment to Google Calendar, Outlook, or your own calendar app
  • Write tour notes and add photos afterwards; each entry shows who wrote it
  • See a summary of what changed since your last visit
On every listing

What a property page carries.

Not every listing has every field — whatever the source publishes is what you see.

  • ASKING PRICEShown as listed, and convertible between CI$ and US$
  • SIZEBedrooms, bathrooms, square footage, acreage, year built
  • WHEREDistrict, plus straight-line distance to George Town and the airport
  • STRATA / HOAMonthly contribution, where the property has one
  • PRICE HISTORYEvery price the listing has shown since it was added
  • MARKET STATUSCurrent, under contract, reduced — and a flag if it sells or is withdrawn
  • STORM FEATURESAnything the listing's own description mentions, such as impact windows or elevated construction

The numbers

Working out what it costs.

Pull any property from your shortlist into the calculator and it fills in the price and strata fee for you.

If you're buying

BUYER
  • Mortgage: price, deposit, interest rate and term, giving a monthly payment
  • Closing costs: stamp duty, legal fees and anything else — each as a fixed amount or a percentage
  • Ongoing: an annual maintenance reserve and a monthly insurance estimate
  • Affordability: your income and existing debt against a debt-servicing ratio you set
ENDS WITH TWO FIGURES:
cash needed at closing
total monthly cost of owning

If you're renting

RENTER
  • Monthly rent, prefilled from a rental on your shortlist
  • Moving-in costs: security deposit, plus last month's rent if it's due at signing
  • An income check against the rent, using a common rule of thumb
  • No mortgage or stamp duty maths, because none of it applies
ENDS WITH:
cash needed to move in
rent as a share of your income

You enter the rates and fees yourself. NovaCay does the arithmetic — it doesn't tell you what stamp duty or a mortgage rate currently is, because those change and getting them wrong would cost you real money. Ask your realtor or your attorney for the current figures.

Where the listings come from

Three sites, read directly.

Cayman listings are spread across separate sites. NovaCay reads all three so you don't have to check each one.

cireba.com

CIREBA

Properties for sale across the islands — residential, commercial, land, multi-unit and businesses. Searchable by district and category, or by MLS number.

cirealtors.org

CIRO

A second listings site with its own inventory. Some properties appear here and not on CIREBA, which is why both are searched. Carries per-property map coordinates.

cirebarentals.com

CIREBA Rentals

Rentals live on their own separate site, with their own districts and property types. Rental prices are shown per month and never run through mortgage maths.

Listings are read again from the source each time one is refreshed. If a property has been sold or withdrawn, you're told — rather than being left with details that are no longer true.

For realtors and brokerages

The other side of the account.

If you're a realtor, this is what you get alongside your clients' side of it.

Talk to us about your brokerage

Your clients, kept apart

Each client has their own shortlist, notes and message thread. Other realtors at your brokerage can't see any of it.

Your own listings

Track properties you're selling: a marketing checklist, a log of showings and feedback, and asking-price history.

Client paperwork

A per-client checklist with somewhere to attach identification and source-of-funds documents. You set the items your brokerage needs.

Viewings and requests

Book tours and meetings, and confirm or decline the ones clients request. Booking a tour updates the property's status.

A tour PDF

Generate a printable sheet for a set of shortlisted properties, with your private notes included only if you choose.

Your brokerage's look

Your logo, colour and typeface across what your clients see, so it reads as your firm rather than ours.

Participating brokerages

Choose who you work with.

Each realtor has a profile with their areas and contact details. Picking one is how you start.

How your information is handled

Who can see what.

— BETWEEN REALTORS

Only your realtor sees your search

Your shortlist, notes and messages are visible to you and the realtor you chose. Other realtors at the same brokerage cannot see them, and neither can other clients.

— YOUR NOTES

Your notes are yours until you share

Notes you write on a property stay private to you. Flagging a property for your realtor is a deliberate action, not something that happens as you browse.

— CHANGES

Nothing changes silently

Price movements, listings going under contract, new shares and new messages are all recorded, so coming back after a week doesn't mean re-reading everything.

GETTING STARTED

Three steps, a few minutes.

Creating a client account is free. You'll need to pick a realtor, since the whole thing is built around working with one.

  1. Pick a realtor from the participating brokerages, or use the setup code yours gave you.
  2. Tell us what you're after — buying or renting, and roughly what you're looking for.
  3. Start looking. Your realtor begins sharing properties, and you can search yourself straight away.
